Despite the changes in office culture during the COVID-19 pandemic, some Duluth real estate agents are not expecting any significant permanent changes to the office space in downtown and Canal Park.

“I would say 95% of the people we spoke to said, ‘We can’t wait to get back to normal and be back in our office and see our friends, walking in the sky for lunch go out and do something like that, ”said Steve LaFlamme, president of Oneida Commerical Real Estate Services.

He estimates that 80% of Duluth office workers still work mostly from home, but many come to their offices occasionally.

According to LaFlamme, Duluth has an advantage in getting back on its feet since most offices aren’t very full of workers to begin with. Hence, getting people out of circulation is not that difficult a task.

Greg Follmer, owner of Follmer Commercial Real Estate in Duluth, said while the office market in Duluth isn’t particularly dynamic right now, COVID-19 isn’t necessarily to blame. « It’s not the biggest market, but it was pretty slow before the pandemic, » he said. « It’s generally the tougher market here in town. »
According to Follmer, industrial spaces such as shops and warehouses are the most sought after in the commercial market. He also said he saw a growing interest in vacancies between Lake Avenue and the Fitger Complex, particularly on Superior Street. The area overlooks the lake and many medical companies are interested in being close to Essentia’s Vision Northland expansion project. LaFlamme said the office space he owns didn’t need much renovation other than adding some plastic barriers and speeding up cleaning. Both he and Follmer said office tenants continue to pay rent even though most of the buildings remain empty.
« We were very nervous when the pandemic became known what was going to happen, » said Follmer. « You really never know, but in the end we were really surprised how strong and dynamic the market was for us, what happened. » What do you see for the future of office space in downtown Duluth?
